Londonderry close to choosing Woodmont review firm

LONDONDERRY — The Planning Board will receive a recommendation Jan. 19 to accept the company chosen for a third-party review of the Woodmont Master Plan.

Because of the scope of the 625-acre development and the first utilization of the town's Planned Urban Development ordinance, the board was asked to have a third-party look at the plan.

Community development director Andre Garron received 10 third-party proposals and last week narrowed it down to four companies, who were scheduled to be interviewed at a special meeting Jan. 17.

The companies selected by the board's subcommittee for this project were Hawk Planning Resources of Concord; Howards Stein & Hudson Associates Inc., Boston; Resource Systems Group, Concord; and Shook Kelley of Charlotte, N.C.

"Because we are selecting this company based on quality and not cost, the bids are sealed until the final selection," Garron said.

Pillsbury Realty Inc., the owner of the area to be developed, submitted a master plan application to the town on Oct. 14. It will pick up the cost of the third-party review.

The consultant will then make recommendations to the Planning Board at another special meeting Jan. 30, on acceptance of the application.

If it is accepted, it will then be stringently reviewed by the board.

"They have to analyze all the moving parts," Garron said. "First, this is the first time we've used the PUD."

Second, Garron said, the board has to make sure the design is in scale with residential and nonresidential components to create a village-like setting.

"Third, the town must be able to provide services for the capacity of the project, including fire, police, water and sewer," Garron said.
